While we’re very proud to be one of France’s most sought-after cities, the problem is that everyone wants to come here (cuckoo Parisians). The city’s appeal is growing, so prices are following suit. But don’t worry, we’ve got some information that might help!
Everyone wants to live in Bordeaux

First of all, congratulations! If you’ve decided to buy or rent in Bordeaux, it’s because you’ve realized that it’s the best city in the world!
In fact, this dynamic city, which covers 49 km² and has a population of 257,068, has many advantages. In other words, it’s got it all! Theaters, swimming pools, stadiums, cinemas, shops and plenty of green space! It’s an ideal living environment for young people, families and retirees!
Below, we give you an overview of current prices and rents based on data from Fnaim (Fédération nationale de l’immobilier) and Clameur, real estate specialists.
Are you planning to buy?
The first thing to look at, of course, is prices per square meter. In January 2025, according to Fnaim, the average price is €4,523. To give you an idea, in Paris, the average price is €9,355 per square meter, in Lyon it’s €4,819, in Cannes €5,920 and in Marseille €3,320. Although relatively high, there was a slight drop of 0.3% in the last quarter of 2024.
However, this price may vary depending on the property. If you want to buy a house in Bordeaux, it will cost you an average of €4,934 per square meter, while for an apartment, the price will be closer to €4,401.
If you want to buy smart, or at least buy bigger for less, we recommend you look in the Bordeaux area, as the price per square meter in Bordeaux is 27% more expensive than in the rest of the department, where it stands at €3,282. That’s quite a difference when you’re looking for a little more space.
Just looking to rent for now?
Rents are also following this trend, as shown by the Clameur observatory. If we look at the median rent (which is not influenced by extreme prices) for apartments (all surfaces combined and excluding charges), it stands at €14 per square meter over the last four quarters.
To be more precise:
- Apartment T1: €19/sq.m
- Apartment T2: €13/sq.m
- Apartment T3 and +: €11/m².
Over five years, T1 rents have risen by +5.3%, T2 rents by +2.7% and T3 rents by +3.3%. The good news is that prices are down 1.8% on last year – and we hope this trend will continue, especially with the rising cost of living!
Do you have a neighborhood preference?
We’ll give you an average, but you should also bear in mind that prices vary from neighborhood to neighborhood. If you want to live near the Hôtel de Ville, Place des Quinconces or Place des Grands Hommes, you’ll have to pay more. The same applies to the Fondaudège and Chartrons districts.
