Bordeaux‘s urban landscape is about to undergo a major metamorphosis, much to the delight of its inhabitants! By 2027, a brand-new district called Canopia will be emerging just a stone’s throw from the Saint-Jean train station, between the Garonne and the city center. The project entered its concrete phase this spring, with the symbolic laying of the foundation stone on April 11. Since then, the city’s future district has been slowly but surely taking shape!

At the heart of the project is a structuring artery: the Cours Saint-Jean, a 600-metre long pedestrian and tree-lined diagonal inspired by the Cours Alsace-Lorraine. Around it, 38 new buildings will rise, punctuated by small squares and planted esplanades to breathe new life into this somewhat forgotten urban area. Rue Saget will also be reinvented as a convivial district, with 6,400 m² of housing (including 160 student studios), 6,600 m² of offices, a hotel offer and numerous green spaces. Canopia aims to embody a balanced, accessible lifestyle! Above all, there’s no question of smothering the sky with tall buildings – they won’t exceed the heights of the city center!
A new face for Bordeaux
Conceived as the new gateway to the city, Canopia is designed as an aesthetically pleasing district, with Haussmann-inspired buildings and materials derived from local deconstruction (which, by the way, reduces the carbon footprint). On the banks of the Garonne, a 2-hectare Descas park will be extended by a 12,000 m² urban farm and shared gardens. You’ll be able to enjoy a new strolling area!
Work has begun, and even if Canopia is still only a vast construction site, it is already redrawing the contours of tomorrow’s Bordeaux.
